Free EPC Plus Offer for Eligible Members

We’ve teamed up with Vibrant, an Energy Performance Certificate (EPC) provider, to give our customers a free comprehensive Home Energy Efficiency report when you complete on a house purchase, remortgage, further borrowing or product transfer application.

How do I Apply?

Once your application has completed, you’ll be invited to a free EPC Plus which is available for all lending types excluding Self Build. To be eligible, you must own the property the EPC Plus report is for and it must be mortgaged with Melton Building Society.

The offer is not available on properties constructed within the last 10 years as these will have had a Standard Assessment Procedure (SAP) EPC created at the time of construction. You can find details of your SAP EPC at www.gov.co.uk/find-energy-certificate.

The report will help you to identify any improvements to increase the energy efficiency of your home which could reduce your monthly energy usage and help you do your bit to ‘go green’. What is EPC Plus?

An EPC gives a property an energy efficiency rating from A (most efficient) to G (least efficient) and is valid for 10 years. A valid EPC is required if you intend to sell or rent out a residential property. With the EPC Plus service from Vibrant you get:

  • a home visit from an assessor who will inspect each room.
  • an up-to-date EPC showing the current rating for your property.
  • a detailed report on your property’s full potential, with a suggested maximum EPC rating and the changes you’d have to make to achieve it.
  • access to the technical team at Vibrant who can answer any questions, once you have your full report.
  • detailed quotes showing the cost of work using contractors from Vibrant’s carefully-selected panel available on request.
  • a choice on whether to use their services or find your own contractors. If you choose Vibrant to project-manage the works, they will charge a fee for the service.

Any agreement for this service, the installation and performance of any subsequent works will be between you and Vibrant.

To offer you this opportunity, we’re working with a company called Vibrant, a UK supplier of EPCs who help many homeowners each year. Vibrant are part-owned by Connells Group.

Your survey and personalised report will be prepared by one of their experienced assessors.

Existing Landlord

If you are a landlord in England, Wales or Northern Ireland, EPC Band E is the minimum level of energy efficiency currently required for renting out a residential property. Therefore, you should consider that if the EPC rating on your new report was below Band E, it would affect your ability to let the property out and you could be liable for a fine. To fully understand your responsibilities in these areas you may want to seek your own independent legal advice. You may also find the government guidance on EPC standards helpful.

EPC Plus is not regulated by the Financial Conduct Authority.

Vibrant is a controller of the personal information it collects for the purpose of providing the EPC Plus report. This means it decides what information to collect and how to use it and is responsible for protecting it. Melton Building Society has no control over personal data collected by Vibrant, you should therefore contact Vibrant directly to exercise your rights in relation to this data. Vibrant will collect and share with Melton Building Society the name of everyone booking the report under the terms of the offer and the address of their property for which the EPC Plus is requested, so that Melton Building Society can monitor adherence to the eligibility criteria.

Bank of England Base Rate

On 1st August 2024 the Bank of England’s Monetary Policy Committee (MPC) met and decided to decrease the Bank Base Rate by 0.25% to 5.00%.

Following this change, Base Rate tracker mortgages will be decreased by 0.25% from the 1st September 2024.
